Builder Scaled: I sold the project and the drawings followed

Builder Scaled makes sealed drawings for builders in any state. They needed the owners and general contractors on the other side of those drawings, and I took the seat of Operating Partner to build that side with them.

The seat

I am Operating Partner to Builder Scaled, working through Common Ground, with the construction side running through LÏEF Builders. They came to us for go-to-market strategy, relationships and growth. Once I had seen how the firm actually worked inside, the relationship grew from advice into a build partnership.

What I was brought in to decide

Builder Scaled is a national pre-construction firm. A builder sends a site and a program, and a production team returns a permit set covering architecture, structure, mechanical, electrical, plumbing and civil work, plus code review and filing. An architect or engineer licensed in the project's state puts a seal on it.

Their own offer to partners was white-label production, a referral program and joint bids on commercial work. Each of those assumed that making drawings was the hard part. I did not agree. Nobody buys a permit set for its own sake. The buyer wants a building at a price he trusts, with a contractor who will sign for it. That is the half of the market Builder Scaled lacked, so I started there, with owners.

I also decided to ask about the seal before I lent anyone's network. After twelve years of sourcing and employing architects and engineers, I know where liability sits in this business. It sits in the stamp, and a failed stamp falls on whoever made the introduction. The engagement now has two lanes: a construction channel, and talent generation and business development. We are not engaged to place hires, and the work continues.

A drawing firm's missing piece is the owner who will pay for a building. Start there, check the seal before you lend your network, and say the deal in one sentence before you describe a single capability.
