What told you the model was working after launch?
The guest rating. The listings have stayed in the band Airbnb reserves for Superhosts. The biggest lever was handing out things that cost us nothing, and early check-in is the clearest case. Check-in is at three, a guest arrives at ten in the morning, and there is a gap. Many companies charge for early check-in, which is short-sighted, since everyone knows the house sits empty. If it is already cleaned and opening the door will not cost us the wow factor, we hand over the garage code for their suitcases. Nickel-and-diming is not how we work, and without it a five-star review is almost certain.
What number of units supports a full-time manager, and has the platform reached it?
One full-time manager needs four units behind them. Under four units the salaried roles do not exist yet, so the operation stays lean and the owner covers the gap. We passed that threshold inside two years. Since then the same model has gone into two more property management companies in Phoenix, with very similar results.
