Passing on a bid that penciled

I proved a Texas hotel shell could hit Xtrata's price target and still turned it down to protect home-market focus.

Xtrata's operations lead asked a pointed question: could our building system hit a hard per-square-foot target? The job was the shell of an extended-stay hotel in Texas, 121 units, priced far below a normal framing budget. I ran the entire cost analysis. The target could be met. I declined the project regardless.

Texas brought real trouble in logistics, labor and shipping. We had no local presence, no distributor, no inspectors who knew us, and framing labor is cheaper there than at home in Arizona or California. Stronger opportunities sit where our infrastructure, trained crews and code-official relationships already exist. Better to keep that energy and political capital for home turf than to strain for an out-of-state number.

We passed. The analysis stays on file, in case the hotel brand expands nationally and the deal comes back with real volume.

Penciling out on paper does not make a project worth chasing. Attention and relationship capital are the real limits here, and a spreadsheet does not capture them.
