A Nevada build, trade-direct, without a Nevada contractor license

Tellus had no Nevada contractor license, so I structured the move as owner-side management.

A performance car manufacturer needed its Las Vegas facility move delivered, and Tellus held no Nevada contractor license. I neither declined nor hired a stranger as general contractor. The delivery was set up with me as owner-side manager and construction manager, dealing with every sub directly, with cost control, scheduling and the city interface in my own hands.

No Nevada license was a licensing fact and not a capability gap. Running subs, holding costs and managing a schedule were all things I already knew how to do. The one missing piece was a title, and the owner-side structure produced the same result without it.

The build opened on schedule and trade-direct, saving upwards of three hundred thousand dollars against a traditional GC structure. A long relationship with a city separately won us one of the few construction exemptions granted when Carson froze all new construction.

A license gap is structural, and the way out of a structural problem is structural too. Running a job like a GC does not require being the GC of record. Over years I earned enough trust with the city and the client that when a hard rule, the freeze or the licensing gap, blocked the way, the people who knew me made space for a workable solution.
