Selling the safe product, gating the risky one

I sold estimating immediately and held architecture back until my own building proved it.

Two products were ready for me to discuss together. A construction estimating service needs no professional license. The AI-assisted architecture production service does: it requires a licensed architect of record and brings real professional liability when done badly.

Strangers could buy estimating from me immediately. Architecture, I would not deliver to any outside client until two things had happened. First, my own building, 301 W Osborn, had to be fully produced and sealed through a proven process. Second, a construction and licensing attorney had to approve the contract structure and marketing wording. While either was open, architecture inquiries became reservations with a small refundable deposit, and nothing was delivered.

The legal test for putting a name on a stamped architectural drawing looks at substance: who actually applied the professional judgment, not who signed. Handle it as paperwork and you have the classic illegal shortcut, license or not. Proving the process on my own building put the risk with the person who owns the outcome, me, and the result doubled as sales proof once it worked.

A team of AI agents built the Revit model for 301 W Osborn, spotting and correcting its own errors on the way. We cite it internally as saving roughly two hundred fifty thousand dollars against hiring an outside architect, and that figure is already cleared for marketing.

Do not sell the version of your business that could cost someone a license until you have run it against your own risk. I held a firm line around what only a licensed architect's judgment may legally do, and I refused to let a sales pitch run ahead of it.
