Telling a friend his dream house outran the market by millions

A friend asked me to review his contractor's budget on a custom mountain home, and I gave him the real figure.

A personal friend wanted help for a couple reading their general contractor's budget on a custom mountain home. The design was only schematic, and the vertical construction alone already priced far beyond what comparable homes in that club cost.

I built a full independent estimate, using the real number the plans implied, and I stated the gap between build cost and value plainly. I would not soften it to protect the friendship or my standing with the contractor. A friend asking for help on a decision like this is owed the real figure, not a comfortable one. Saying a house will cost something like six to twelve million dollars beyond what comps support is hard, and it is also the only help that protects them.

The full estimate package, gap included, went to them as a working document between friends and not a formal proposal. That gave the owners a real foundation for their own choice before construction locked in.

The kindest act for a friend facing a huge financial decision is to say the number that is hard to hear while course changes are still possible. I picked honesty over comfort, and bet that the friendship could carry a hard number better than a bad surprise later.
